Amy Kosnikowski Dilisio

Amy is a proven leader in sales, leasing, management, and the marketing
of real estate assets across the country. She began her onsite career as a
leasing professional in 1990, quickly advancing to director of marketing
and training with companies such as Summit Properties and Oakwood
Worldwide. Amy is a national speaker, industry educator, and owner of
Quintessential Marketing & Training, an education and consulting firm.
Amy is a popular motivational speaker at national, state and regional
apartment associations where she gladly shares her knowledge and
experience in leasing, marketing and leadership with all to improve
performance and enhance results.
As a member of the faculty of the National Apartment Association
Education Institute along with having recently served on the NAA
Education Advisory Board, Amy broadens industry strength and skill
through professional development and challenging the status quo.

Barbara Drummond, PCAM

Barbara Drummond founded Prime Management, Inc. in 1990 to provide superior management service without excessive cost to community associations. As an accomplished educator she has spoken at the Senior Summit, the Annual Conference and the Legislative Update Events. She previously served on the Membership Committee and is currently serving on the Legislative Action Committee. Barbara’s involvement includes working on the task force chosen to help define “adequate reserves” and volunteers to assist with other regulatory concerns as needed.

Karyn A. Kennedy Branco, Esq.

Ms. Kennedy Branco is a partner with the law firm of Cutolo Barros, LLC. where she specializes in complex civil litigation and mediation including construction defect and director and officer liability litigation. Ms. Kennedy Branco focuses a large part of her practice on the defense of nonprofit corporations and volunteer board members. She is a member of the New Jersey Bar and the U.S. District Court, State of New Jersey. She received her Bachelor of Arts degree from Montclair State University and her Juris Doctor degree from Seton Hall University School of Law. She has participated on the National Amicus projects, as a speaker and as an author for Community Association Institute and its Annual Law Seminar and Conferences. Ms. Kennedy Branco has served as the Chair of the Community Association Institute National Attorneys Committee, a member of the National Telecommunications Task Force committee, Government and Public Affairs Committee, Fair Housing Advocacy Task Force and the Nominating Committee.

Caroline Record, Esq.

Caroline Record is a Partner in the Cedar Knolls office of Hill Wallack, LLP and a member of the CAI College of Community Association Lawyers.  She concentrates her practice in the area of community association law and residential real estate.  Her practice also includes basic estate planning, special needs trusts, guardianships, and other real estate related work.

Ms. Record is a former President of the Board of Trustees of the New Jersey chapter of the Community Associations Institute (CAI) and a former Trustee and Past Chair of its Editorial and Legislative Action Committees.  She is Past Chair of the Common Interest Ownership Committee of the New Jersey Bar Association and Past President of the New Jersey Community Association Political Action Committee.  She is currently the President-Elect of the Foundation for Community Association Research, the Chair of its Research Committee and teaches the M204 class in Community Governance for CAI. Ms. Record is also a member of the Board of Consultors of the New Jersey State Bar Association, Real Property Trust & Estate Law Section.  She was an investigator for the District X Ethics Committee from 1999 to 2003 and has served as Secretary of District XA and XB Ethics Committees since 2006.

Liz Comando is the Chief Operating Officer for Taylor Management Company, which is a leading professional management company, currently managing over 260 properties in New Jersey.

Kristina Munson, CMCA, AMS, PCAM

Kristina Munson joined RCP Management Company in 2002 as a Customer Service Representative and was quickly promoted to an On-Site Community Manager where she served for several years.  Her hard work and dedication led her to develop and lead the Small Association Management (SAM) Division in 2011 and serve as Regional Director until 2013 when she was promoted to Vice President. Ms. Munson served as Chief Operating Officer from 2016 to 2020 and was promoted to President & Managing Partner in January 2021.

Education is the foundation of professional development at RCP.  Ms. Munson was awarded the Certified Manager of Community Associations (CMCA) designation in 2003, the Association Management Specialist (AMS) designation in 2005 and following the rigorous case study Ms. Munson earned the prestigious designation of Professional Community Association Manager (PCAM) from CAI in 2009.  Additionally, Ms. Munson received the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) in 2017.

As an active member of CAI and IREM, she continues to further her education by attending industry conferences and seminars.  Ms. Munson also works with other RCP team members to develop in-house training and development programs for community managers.

In 2015 Ms. Munson received the distinguished “40 Under 40” award presented by NJBIZ, a prestigious awards program honoring men and women under the age of 40 who have been making headlines in their field and who share a commitment to business growth, professional excellence and the community.

As a founding member of RCP’s Charity Committee, Hands of Hope she works with other RCP employees to plan and execute charitable events and community service projects.  In 2019 Ms. Munson was presented with the “Hometown Hero” award presented by the Institute for Real Estate Management, New Jersey Chapter (IREM-NJ).

Ms. Munson is currently serving on the Board of Directors for the Community Associations Institute of New Jersey (CAI-NJ).  Ms. Munson also served on the CAI-NJ Managers Committee for several years and in the role of Committee Chair in 2020.  Ms. Munson is an advocate for the advancement and promotion of professional community management through education, certification, recruitment, information sharing and best practices

Cheryl Rhine, CIC, CIRMS

Cheryl is a Vice-President at USI Insurance Services since 1997 specializing in Community Association Insurance. She was an Account Manager for many years, handling accounts’ daily servicing needs, and over 10 years ago moved into an Account Development position and at present a Vice President position.  She is currently the insurance professional for over one hundred communities in NJ, NY and PA.  She became a Certified Insurance Counselor (CIC) in 2001, and a Community Insurance and Risk Management Specialist (CIRMS) in 2016.    As a specialist in the Community Association and Risk Management field she has contributed articles for Community Trends and the NJ Cooperator and provides informative seminars on insurance, risk management and disaster planning.

 Cheryl has been actively involved with CAI on both a national and local level for many years.  She is currently the Chair of the Woman’s Leadership Committee and was the past Chair of the Conference and Expo committee which she served on for numerous years.  She has previously been appointed to the CAI Finance Committee and was on the 2019 Board Nominating Committee.  She a member of the Property Owners Association and is actively involved as an Industry Partner with IREM (Institute of Real Estate Management) and currently serves as an Industry Partner representative.

Dawn Bauman, CAE

Dawn Bauman is the lead industry advocate for federal, state and local and state legislative and regulatory issues facing the community association housing model. Bauman works with hundreds of volunteer leaders throughout the country serving on CAI legislative action committees and CAI government affairs committees to advocate for strong and sensible public policy for America and Canada’s community associations.

Bauman has been with the Community Associations Institute since 1996 holding the following positions:
• SVP, Government Affairs
• Executive director of the Community Association Manager International Certification Board (CAM-ICB)
• SVP, Membership and Chapter Development
• Executive vice president of the CAI Washington Metropolitan Chapter, CAI’s largest chapter in the nation
• Executive director of the CAI Central Arizona Chapter in Phoenix, Arizona

Bauman has dedicated her career to the practice of non-profit management and advocacy has more than 20 years of experience with non-profit organizations and associations. She began her career with the American Cancer Society and has since served as executive director for The ALS Association (Lou Gehrig’s Disease) Valley of the Sun, Phoenix Committee on Foreign Relations, National Society of Fund Raising Executives, and Arizona Association of Defense Counsel.
Bauman holds a bachelor’s degree in Business Administration and has earned the prestigious Certified Association Executive (CAE) designation.

 Michele Jaker

Michele comes to the firm with a strong background in health care, insurance, human services and women’s issues. Prior to joining MBI, Michele served as Director of Government Affairs at Horizon Blue Cross Blue Shield of New Jersey, representing the state’s largest health insurer before the New Jersey Legislature and various New Jersey departments and agencies. She has served as the Government Relations Director for Amerigroup in New Jersey (Anthem, Inc.) and was the chair of the Legislative Committee for the New Jersey Association of Health Plans.Earlier in her career, Michele founded a public affairs, lobbying and communications firm and served as the Executive Director of both the Planned Parenthood Action Fund of New Jersey and the Family Planning Association of New Jersey. She has served as a public defender in municipal court. Michele got her start in New Jersey government as the Chief of Staff to Senator Joseph Vitale. In 2019, Michele was featured on the Senator Weinberg’s Powerful Women List.

Currently, Michele serves on the Board of Directors for Garden State Equality and is a member of the Advisory Board of the New Leaders Council – New Jersey chapter. She has formerly served as Vice-Chair of the Woodbridge Democratic Committee and was a founding co-Chair of Emerge New Jersey, a training program for Democratic women candidates.

Michele proudly holds three degrees from Rutgers University – an undergraduate degree from Douglass College, a master’s degree in public policy from the Bloustein School/Eagleton Institute and a law degree from Rutgers School of Law – Newark. She is a member of the New Jersey State Bar Association since 2001.

Christine F. Li, Esq.

Christine F. Li is a partner in the Real Estate Department of Greenbaum, Rowe, Smith & Davis LLP in Woodbridge, New Jersey. She is co-chair of the firm’s Community Association Practice Group and of its Planned Real Estate Practice Group. Ms. Li focuses her practice in real estate, with a concentration in planned real estate development law and condominium law. Ms. Li is a fellow of the American College of Real Estate Lawyers and of the National College of Community Association Lawyers. Ms. Li received her undergraduate degree from Rutgers College, Rutgers University, and her law degree from the University of Pennsylvania Law School.

Denise Becker, CMCA, AMS, PCAM

Denise Becker, a community management veteran whose career spans over 30 years in the property management industry, is a Regional Director for Corner Property Management, AAMC.   Denise holds the CMCA, AMS and PCAM designations through the Community Association Institute and is a past president (2017) of the Community Associations Institute (CAI) New Jersey chapter and is an active volunteer and participant in the organization’s events.  Denise is currently the chair of the CAI-NJ Manager’s Committee and is focused and committed to the ongoing education of community managers.  Denise also is a frequent contributor to industry periodicals and has been a speaker for the CAI-NJ Chapter and New Jersey Regional Council’s Board Leadership Development Workshop as well as several seminars and CAI-NJ Conference and Expo programs.

Nancy Hastings, CMCA, AMS, PCAM

Regional Vice- President assigned to branches located in the Eastern US. Supporting branch teams with operations, performance and growth guidance and ensures delivery of community customer service standards. Started career as a community manager in 1992.  Nancy holds several industry designations, including the Professional Community Association Manager (PCAM®), Association Management Specialist (AMS®), and Certified Manager of Community Associations (CMCA®) from Community Associations Institute (CAI). She is an active member and past board member in both the Pennsylvania/Delaware Valley Chapter of CAI as well as the New Jersey Chapter of CAI and Associa’s 2016 recipient of the Roger Kramer Memorial Award for Leadership.

Elaine Warga-Murrary, CMCA, AMS, PCAM

Elaine Warga-Murray, CMCA, AMS, PCAM is the owner and CEO of RMG, Regency Management Group, Inc. a property management firm serving eight New Jersey counties. As the first woman in New Jersey to have earned the PCAM designation, Elaine has mentored more than 45 women to become property managers and has offered professional careers to more than 100 men and women. In addition, Elaine also serves as an Expert Witness for attorneys in New Jersey and has been a member of the CAI National Faculty. Currently, RMG requires all employees, whether in accounting or community management, to obtain their CMCA,  Elaine is known as an innovator in the industry and her firm has been an AAMC, for thirty years. Regency Management clients are afforded all of the most comprehensive use of technology while emphasizing personal attention and care.

Join us for “Midnight at the Masquerade” which takes place at a billionaire’s ball on a night where an elite group of billionaires who secretly control the world is meeting to determine their presidential successor. Right before the big reveal, you guessed it, someone dies and the murder begins from there. Play along with your part and enjoy a fun night of working together to solve the mystery!

Join us for this interactive networking opportunity and all-around fun night! Participants will be divided into teams and asked trivia questions on a variety of topics. They will work with their teams to come up with answers to five rounds of trivia. The team who scores the most points at the end of five rounds will be the Boss Trivia Champions and honored on CAI-NJ social media!
