Jeff Logan has a keen eye for business opportunities, and his experience in residential real estate helps him discern between different property needs and identify potential areas of improvement. His added experience in property management for 12 years prior to joining Guardian helps has helped Guardian had better understand managerial needs and wants. He ensures that Guardian adheres to the quality it promises and oversees client-relationship management, tracks new markets and emerging trends, and simultaneously helps Guardian adapt to market changes. His team members often applaud him for his exceptional presentation skills, integrity, professionalism, and teamwork. He has served on numerous industry committees and has spoken at educational seminars on both the manager side and service provider side. When he is not working, he enjoys spending time with his wife and two daughters.

Christopher Nicosia, CMCA, AMS, PCAM

Christopher Nicosia is proud to be serving in his fourth year as a Board Member of CAI-NJ and first year on the Executive Committee. Prior to joining the Board, Mr. Nicosia was a member and previous Vice Chair of the Managers Committee. Mr. Nicosia is a principal of Prime Management serving as the Vice President and Chief Operating Officer and has over fifteen years of experience in residential and commercial property management and developer consulting. He has published in Community Trends on topics relating to energy efficiency, LED lighting, budgeting, reserves and financial controls. As a trained mediator, he frequently provides ADR mediation services through CAI-NJ. Mr. Nicosia has obtained a Bachelor’s Degree in Economics and a Master’s Degree in Management as well as multiple industry certifications and designations. He is also a classically trained vocalist and performs regularly, including performances at Carnegie Hall and Lincoln Center in NYC, the Academy of the Arts in Philadelphia, NJPAC in Newark as well as multiple church and performance venues throughout the tri-state area.

Benjamin Basch is Chief Development Officer with American Pool Enterprises, the largest swimming pool management firm in North America. Benjamin began his career in Baltimore, Maryland and moved to New Jersey in 1996 to expand American Pool’s service footprint. He earned his MBA at NJIT in 2010 and is currently responsible for the company’s strategic account relationships, as well as marketing and lifeguard programs.

Tony Nardone is a veteran Real Estate Entrepreneur who has expertly mastered the property management field. At a young age, Tony was fascinated with Legos and Lincoln Logs. Since his early days, he knew his passion was in the real estate field. Tony has come out with a deep appreciation of where he’s come from and has passed his core values onto his children. When he’s not deep in Real Estate he spends his time with his wife and three children coaching, attending sporting events or relaxing on vacation.

Steven G. Mlenak is Co-Chair of the Redevelopment & Land Use Department at Greenbaum, Rowe, Smith & Davis LLP. A member of the firm’s and Real Estate Department and Community Association Practice Group, he maintains a strong focus in community association law, providing strategic guidance and general counseling to condominium and homeowners associations across a broad range of legal issues, including those related to governing documents and by-laws, contracts, collections, regulations, operational and maintenance issues, fiduciary responsibilities of board members, transition negotiations and litigation, Municipal Services Act compliance, and alternative dispute resolution. Mr. Mlenak was elected to the CAI-NJ Board of Directors in December 2020 and elected Treasurer in 2022. He also served for several years on the Membership Committee (Vice Chair 2020), as a member of the Ambassador Program, and on the New Jersey Legislative Action Committee. Mr. Mlenak received CAI-NJ’s “2016 Speaker of the Year” award and was a shared recipient of the “2014 Committee of the Year” Award.

Mary W. Barrett is a Shareholder at Stark & Stark.  She has been practicing in Stark & Stark’s Community Associations Group since 1998. She concentrates her practice in the representation of homeowners associations, condominium associations, and cooperatives throughout New Jersey.  Ms. Barrett assists community associations with contract preparation and review, policy resolutions and rule creation, amendments to governing documents, covenant enforcement, trustee elections, governing document interpretation, assessment collection, transition, loans and financing, housing discrimination defense, and general corporate counsel.

Charles Lavine was a founding member of the Board of Directors for Traditions at Federal Point Condominium Association in 2004. Mr. Lavine has served multiple terms on the board, as well as, serving as both Vice President & President. He was asked to join the first CAVL Committee of CAI-NJ, where he served as Vice Chair & two terms as Chair. He has been active in CAI for ten years and involved in attending various events.

Carol Nickerson, CMCA

Community Association Manager

Carol Nickerson is a Community Manager with FirstService Residential. She started with the company in 2010. She is a dynamic manager with many years of experience in the industry.

Throughout her career at FirstService Residential she has been responsible for education, training and mentoring of associates. She has been fortunate to work with regional directors in all areas of the division to assist in scheduling vendor educational meetings to promote CEUs and worked with managers to help them achieve their CMCA® designations. Recently Carol led a team of mentors to prepare the FirstService Residential Mentor Guide, which all regional directors in the Condo HOA/Lifestyle divisions will use. Carol participated in the FirstService Residential Emerging Leader program that educates a select group of associates to grow and advance in their positions within the company.

She has remained very active with CAI during her tenure with FirstService Residential. She has served several committees, including the Golf Committee, Awards Committee, Conference and Expo, to name a few. In addition, she consistently attendees all networking, fundraising and chapter events.

Carol is the proud mother of four grown children and is blessed with seven grandchildren. She feels very fortunate to be involved in the foster care and adoption systems for the State of New Jersey. Her family has been blessed with caring for many foster children and adopting three siblings. She also volunteered at the Middlesex County Juvenile Detention Center, where she taught and assisted in mentoring juveniles housed there.

Carol currently serves on two committees for Hunterdon County Youth Services, Binnacle House. Binnacle House is a group home for boys that need care and housing. She serves on the fundraising committee, as well as the facilities committee.

A long standing member of CAI-NJ, Ryan has served as the Chair of the Business Partners Committee prior to joining the Board of Directors.  Ryan is the Director of the Habitational Department at JGS Insurance with 20 years of experience in the insurance industry.  Remaining dedicated to the community association niche has allowed him to fully understand the needs of his clients as well as the business partners that serve them. With a strong focus on education and communication he brings a fresh perspective to the chapter.  Ryan makes a point to bring clarity to the industry by writing articles as well as conducting countless seminars, speaking engagements and webinars.  He is honored to have the opportunity to serve on the CAI-NJ Board of Directors.

Kristina Munson, CMCA, AMS, PCAM

Kristina Munson joined RCP Management Company in 2002 as a Customer Service Representative and was quickly promoted to an On-Site Community Manager where she served for several years.  Her hard work and dedication led her to develop and lead the Small Association Management (SAM) Division in 2011 and serve as Regional Director until 2013 when she was promoted to Vice President. Ms. Munson served as Chief Operating Officer from 2016 to 2020 and was promoted to President & Managing Partner in January 2021.

Education is the foundation of professional development at RCP.  Ms. Munson was awarded the Certified Manager of Community Associations (CMCA) designation in 2003, the Association Management Specialist (AMS) designation in 2005 and following the rigorous case study Ms. Munson earned the prestigious designation of Professional Community Association Manager (PCAM) from CAI in 2009.  Additionally, Ms. Munson received the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) in 2017.

As an active member of CAI and IREM, she continues to further her education by attending industry conferences and seminars.  Ms. Munson also works with other RCP team members to develop in-house training and development programs for community managers.

In 2015 Ms. Munson received the distinguished “40 Under 40” award presented by NJBIZ, a prestigious awards program honoring men and women under the age of 40 who have been making headlines in their field and who share a commitment to business growth, professional excellence and the community.

As a founding member of RCP’s Charity Committee, Hands of Hope she works with other RCP employees to plan and execute charitable events and community service projects.  In 2019 Ms. Munson was presented with the “Hometown Hero” award presented by the Institute for Real Estate Management, New Jersey Chapter (IREM-NJ).

Ms. Munson served on the CAI-NJ Managers Committee for several years and in the role of Committee Chair in 2020.  Ms. Munson is an advocate for the advancement and promotion of professional community management through education, certification, recruitment, information sharing and best practices

Bob Travis has been a board member of Long Beach Commons Condominium since the Association transitioned from developer control in 2008 and currently serves as the Association’s President. In 2019 he joined the CAVL Committee of CAI-NJ and in 2021 he became a CAI-NJ Certified Mediator. He is also active with CAI Keystone Chapter and CAI National. At CAI National he is a member of CAI National Faculty, the CIRMS Group and is a board member of the Foundation of Community Association Research. In March of 2019 he retired from Community Association Underwriters after 41 years in the Commercial Insurance arena and now runs his own Risk Management and Insurance Consulting business.

Today Bob and his wife Jill split their time between Long Beach Island and the Poconos. They enjoy spending time with their granddaughter, visiting the Finger Lakes wine trails, and traveling to Key West searching for Jimmy Buffett.

Call for Nominations!

CAI-NJ is Now Accepting Nominations for the 2022 Board of Directors!

We are pleased to announce that we are currently accepting nominations for consideration on the 2022 CAI-NJ Board of Directors. All CAI chapters are required to maintain a prescribed balance of the Membership Representation Groups on their Board of Directors. We currently have one (1) board seat opening beginning in 2022.

At this time the New Jersey chapter has fulfilled the quota in the Business Partner category, therefore chapter Homeowner Leader and Manager members are invited to submit their names to the Nominating Committee for consideration for nomination to the New Jersey chapter Board of Directors.

Deadline to submit an application is Friday, January 14, 2022.
